Since 2001, Northland has been a leading force in developing and managing commercial real estate across Maine, upstate New York, and Vermont. Specializing in commercial real estate development, including new construction, historic renovations, and build-to-suit projects tailored to the needs of local businesses, Northland has left an indelible mark on the region's landscape. The award-winning Sanford Mill restoration project stands as a testament to Northland’s unwavering commitment to Maine’s communities.

For the Sanford Mill restoration, Northland Development partnered with M.W. Hoss to provide preconstruction and construction management services. This transformative project converted the historically significant Sanford Mill into residential units, offering a range of price points to accommodate diverse needs.  M.W. Hoss took charge of several early release packages, expediting the project timeline and aiding in the design scope by meticulously identifying existing conditions within the mill.

The initial demolition package included a comprehensive gutting of the mill down to its structural frame, selective demolition of MEPs, and the salvage and protection of historical elements. Throughout construction, M.W. Hoss spearheaded extensive mechanical coordination, which involved slab cutting, trenching, and restoration using self-perform crews.

The project encompassed the installation of seven new housing units, all meticulously completed with consideration for nearby occupants. M.W. Hoss diligently managed the construction sequence to minimize disruptions while ensuring a safe environment throughout the construction process.

The spacious and sunlit two and three-bedroom units exude natural light, creating inviting living spaces. Modern touches adorn the open kitchens, complementing the restored hardwood and tile floors that pay homage to the building's storied past.
